New Convenience Store Planned For Vacant Dry Cleaning Business on Hawkins Avenue in Ronkonkoma

Developers are looking to convert a former dry cleaning business to a convenience store at 415 Hawkins Avenue in Ronkonkoma. Convenience is the name of the game at this free-standing building – it used to be the Hawkins Drive In Cleaners until it closed down and now a new business is gearing up to open in the old brick facade structure. According to documents submitted to Brookhaven Town the store will become a Super 7 Convenience Mart, if all goes as planned.The applicant for the site is Amjad Butt from A & S and Sons Realty LLC, who are the current property owners as well.

There is no parking on the site but the application says the store will be using adjacent municipal parking.

At the August 7th Brookhaven Town Planning Board Meeting, an architect who represented the applicant at the meeting said that the owner is seeking a special permit for the store and variances for landscaping. They plan to improve the property.

They plan to dig up the existing asphalt and replace it with new landscaping and they will improve the existing sidewalk. The walkway from the municipal parking lot is overgrown and the applicant is planning to improve it and clean it up. The fencing on the property will be improved.

Access to the building is tight and the planning board members expressed concern with how and when deliveries would be made. The applicant said deliveries would be able to be made through the back and in the morning.

The application was approved by the board during the meeting.
