Qdoba Proposed For Vacant Kristy’s Smokke Shop/STS Tire Properties on Deer Park Avenue

A Qdoba plus another as-yet unnamed restaurant are being proposed to the Town of Babylon for a property on Deer Park Avenue. The item was on the agenda for the September 18th Town planning board meeting for 1822 Deer Park Holdings, LLC and 1836 Deer Park Holdings, LLC, the developer of the project.

Qdoba is a chain of fast casual restaurants serving Mexican-style cuisine.

The property mentioned in the planning board agenda item is on the southwest corner of Route 231 and Lake Avenue in Deer Park at 1838 Deer Park Avenue. Currently there is a large lot and a small building that was home to Kristy’s Smokke Shop for many years and an old tire shop with garage.

A listing on Loopnet, the commercial real estate listing website, shows the L-shaped property spanning Deer Park Avenue and includes the Kristy’s Smokke Shop property along with the old STS Tire Center building (which now has the old Goodyear sign exposed on the brick facade), also vacant.

The proposal before the board is to demolish the existing structures in order to construct two, one-story buildings for two bar/restaurants, each with 40 seats (28 indoor, 12 outdoor), according to public records. The first building, called building A in the proposal, is for a 2,400-square-foot structure with an undetermined tenant. Building B is for a 2,430-square-foot building for a Qdoba with a drive-thru window for rapid pickup and a traditional menu board.
