Starbucks Proposed for Property on Indian Head Road in King Park

A new Starbucks is being proposed for a property at 284 Indian Head Road in King Park, according to records at the October 10th Smithtown Town Zoning Appeals meeting.

The property is the northwest corner of Indian Head Road and Old Northport Road

The developer of the property went to the Zoning Board to request variances to reduce the minimum parking setback from the front property line from 50 feet to 30 feet on Old Northport Road and to increase the maximum height of a wall sign from 15 feet to 17 feet. They are also seeking to increase the number of ground signs from a maximum of one to nine.

Anthony Guardino, a partner with the law firm of Farrell Fritz in Hauppauge represented the applicant, HPG Properties, which owns the property. The property is just over 2.5 acres and located in the LI industrial district.

The lot currently has a Learning Experience child care facility on it. The site is next to PLYCON and down the road from Superior Ice Rink on the same side of Indian Head Road.

The Starbucks being proposed is a 2,227-square-foot building with indoor and outdoor seating, a double drive-thru with room for 16 cars to queue up. The two drive-thrus will converge to one pick-up window. The Starbucks is planned for a pad site located southeast of the Learning Experience building on the property.

The Zoning Board made a motion to close the application at the end of the hearing.
